The changing landscape of flood prevention could mean lower insurance rates in Henderson.
For the first time in several years, both the city and county are updating their flood maps and several new areas have been added.
Tuesday, the planning commission held a public hearing on the proposed changes to the flood ordinance. This is part of a FEMA program that studies areas that are subject to flooding, and then, sets building standards to reduce flood damage.
The new maps are digital and provide better data than the old ones. Most of the properties added to the flood areas are in the county. Some newer subdivisions, like Fox Run and the Garden Side Area, were added to the new maps because during the last study those areas were just farmland.
"A lot of areas that have never been studied before are included in this study and that's part of the reason people are coming into the zones now. But, it's an engineering study that is based on precipitation records and the flood areas that we know flood. That comes up with an elevation, and then you apply that to the maps and you can see which structures are below that elevation. Those are the ones subject to being flooded," Tom Williams said. Williams is with Henderson Water Utility.
The good news for those residents added to the flood area is they can now get a cheaper rate on flood insurance.
The new maps will go into effect on February 20th.
