The Pizza King location on Diamond and Stringtown were out on Monday removing a lot of their signage and putting up notifications to customers about their other locations because that particular one was closing.
They say they aren't sure why business wasn't stellar in this neighborhood, but closing was the right decision.
If you're driving down Diamond Avenue and you're looking for a slice of pizza or a stromboli, you'll have to look somewhere else.
"Our lease was up, and the sales expectations have not maintained what we expected them to be, so we thought it was best to go ahead and not renew our lease," said owner Dan Nix.
It was a quick turnaround for the business. Saturday night they closed their doors, Sunday night they removed the perishable food, and by Monday morning their signs completed the move-out. Nix says this is the only location that has struggled.
"There must be some formula, and we haven't figured it out yet. I think it's the history at the other locations, the longevity proved to be something that maintains that location," Nix said.
The now empty location joins several other buildings along that same strip that are also currently vacant. Other business owners say with its mix of businesses and industrial buildings, it's a neighborhood in transition with potential for lots of customers.
"Very diversified and very high traffic on Diamond Avenue lots of people drive up and down," said Charlie Salier.
Sailer is a vendor at the Traderbaker Mall Flea Market. He says, even though summer is a slow season for antiquing, he's still seeing a boost of sales on Diamond Avenue.
"It's amazing how well I've done here compared to my other locations. It's quite a variety of customers," Sailer said.
He says that in his observations, he's noted that he businesses that do well here are specialized or something you can't find in other parts of Evansville.
Nix tells 14 News that the other two Pizza King locations in other parts of town are doing very well and they're even expanding into lunchtime deliveries.
